What is a Tenancy at Will?

A Tenancy at Will is a flexible fully inclusive agreement between you and the business park.

How long am I tied into my agreement?

There is no tie in period, so you can take occupation for as long or as short as required. Only 1 months notice is needed.

What is included in my rent?

The rent includes business rates, heating, electricity, cleaning, security, 24 hour access, use of a free meeting room, postal delivery and collection, building insurance, landscaping grounds, maintenance and a on site management team. It is your responsibility to insure any valuables within the office that belong to you

Do I have to pay a deposit?

Yes, we require 1 months rent as a deposit.

What do I have to pay for in addition to my rent?

Nothing at all unless you decide to sign up for any extra facilities like postal franking service, telephone and internet connections. If you decide to use these services you will be recharged monthly in arrears.

When can I move in?

If the room has already been redecorated and there are no extra facilities required, then you could move in immediately. If the room is not to our standard and/or you require extra facilities then we would require about 2 weeks to get the area ready for you.

Do I have a designated car parking space?

I am afraid there are no designated spaces for tenants on a Tenancy at Will but there are ample car parking spaces located around the site for use.

Is the security full time?

Yes, there are two security guards here 24 hours a day and 365 days of the year. During the night our guards patrol the site regularly and we also have a network of digital CCTV cameras, with footage recorded to a hard drive and held for 30 days for your peace of mind.

When can I access my office?

Whenever you like! Access is permitted 24 hours a day, 365 days a year, so if you need to catch up on your work at 5am on Christmas Day you will be more than welcome to do so.

How fast and reliable is the onsite broadband?

We have a high speed 150mb dedicated fibre optic line to the business park with a back up  line which will kick in if the main line goes down. This provides us with minimal avoidable down time which enables your business to keep working.

There are a wide range of packages available tailored to organisations in all our units at Bretby Business Park. We can install, supply hardware and resolve any issues you may have with our contractors assistance.

How do I get my post?

Royal Mail deliver to the Security Guards at the gatehouse, they will sort through it and then deliver to all the tenants. At 3pm they will collect any post you want handing to Royal Mail for delivery. We offer a postal franking machine service where we will frank your post and recharge you your usage every month. This service is optional but if you do not use it then please ensure your mail is stamped before handing it to security.

Where can I make drinks and eat my lunch?

Each of our office buildings has shared kitchen facilities. We provide a microwave, kettle and fridge in each for your use. The main one in Repton House, ground floor centre wing corridor, has a drinks and snack machine in and a large dining table for people to eat at. In the summer months there are picnic benches situated around the landscaped grounds for you to enjoy the sunshine.

Where can I buy lunch?

There is a café on Site, Bretby Café, situated in the middle of the business park and there are also two pubs within walking distance from the business park.

I want to have a meeting but not in my office. Where can I go?

There is a free meeting room, situated in Repton House, that seats up to 10 people. This can be booked by our tenants by the hour or for the day. It is on a first come basis first served basis and to book you just need to ring the Estates Office on 01283 553200. 

I may need some local accommodation. What are the options?

There are a number of venues within a short distance of the business park to suit all budgets. The closest being the Stanhope Arms which is a Premier Inn situated just outside of the business park heading towards Burton
