What is a Tenancy at Will?

A Tenancy at Will is the name of the flexible agreement between you and the business park, the landlord. It means that you are not tied in, and can revise or terminate the agreement at any time. For more information on a Tenancy at Will, click here.

How long am I tied into my agreement?

For as long or as short as want! You are not tied in.

What is included in my rent?

Your rent includes business rates, heating, electricity, cleaning, security, 24 hour access, use of a free meeting room, postal collection and delivery, buildings insurance, a flexible Tenancy at Will agreement, landscape maintenance and an on-site management and maintenance team. Do I have to pay a deposit?

No, we do not ask for a deposit. Rent is simply paid monthly in advance so, for example, rent for the month of January is due on the first of January.

What do I have to pay for in addition to my rent?

Nothing, unless you sign up for one more of our optional extras. Optional extras include internet connections, telephones and our postal franking service. Please be aware that contents insurance is also your responsibility.

When can I move in?

As soon as you like! The Tenancy at Will is a simple legal document that can be prepared while you wait. We would just need your company name, registered number and registered address (if applicable) and a signature. We would also require the first month’s rent.

Do I have a designated car parking space?

Flexible office tenants do not have a designated parking space. However, there are ample car parking spaces available. See the Bretby Business Park Site Map for further information.

Is the security full time?

Yes. There are two security guards here 24 hours a day, 365 days of the year. During the night, our security guards patrol the business park regularly. We also have a network of colour digital CCTV cameras, with footage recorded to hard drive for your peace of mind.

When can I access my office?

Whenever you like! Access is 24 hours a day, 365 days a year. So if you would like to catch up on your emails at 5am Christmas Day, you are more than welcome.

What is the broadband speed like there?

Fast. We have a high speed 100mb dedicated fibre optic link straight to London Docklands, the heart of the internet in the UK. It allows us to provide all our clients with a low latency, super fast and reliable connection to the internet. There are a wide range of packages available tailored to organisations in all our units on Bretby Business Park. We can install it, supply you with hardware and resolve any problems.

How do I get my post?

The post is delivered to the Security Gatehouse and Information Centre, where it is sorted and delivered to each of the tenants on the Business Park at around 09:30 – 10:00. We then collect outgoing post from your office at around 3:00 – 3:30. You can either use your own stamps or franking machine, or for a small handling fee we can frank outgoing post for you for and invoice you at the end of the month.

Where can I make drinks and eat my lunch?

Each of our office buildings has shared kitchen facilities. We provide a microwave, kettle and fridge in each for your use. Some have a drinks machine and dining table too. Kitchens are cleaned daily by our cleaning team. In the summer months, feel free to make use of our picnic tables on the grass.

Where can I buy lunch?

There are two pubs within walking distance from the Business Park.

I want to have a meeting but not in my office. Where can I go?

There is a free meeting room in Repton House which is available to all occupiers, this may be booked by the hour or the day by calling the Management Team in the Estates Office on 01283 553 200. 

I may need some local accommodation. What are the options?

There are a number of venues within a short distance of the business park to suit all budgets.
